Town of Milo Residents (Outside Village)

You receive two tax bills: Town/County (January) and School (September). No Village tax. Water and sewer handled privately or through a town district.

STAR Exemption Holders

Basic or Enhanced STAR reduces your school tax bill only. It does not affect Village, Town, or County taxes.

Village of Penn Yan (most Village residents)
You live inside the Village limits. Penn Yan handles your water and sewer. Central and southern parts of the Village - the Milo township side.
Your bill: Village tax + Town of Milo + County + School + Library + Fire
Village of Penn Yan, north side (Benton portion)
You live in the Village but your property sits in the Town of Benton township - generally north of North Ave. Village rate is slightly higher.
Your bill: Village tax (higher rate) + Town of Benton + County + School + Library
Town of Milo only - near Himrod, rural Milo
You live outside the Village in the Town of Milo. You do NOT get a Penn Yan Village tax bill. May be connected to a town water or sewer district.
Your bill: Town of Milo + County + School + Library + Fire (no Village tax)
Town of Milo only - rural, private well and septic
Rural Town of Milo with no town utility connection. Town rate is higher because fewer properties share the tax burden.

Understanding Your Assessment

The number that drives your entire tax bill is your assessed value — not what you paid for your home, and not what it would sell for today. In Yates County, assessments are set at 100% equalization, meaning your assessed value should equal full market value. In practice, assessments can drift over time.

You can find your current assessed value at the Yates County property search or on your most recent tax bill under 'Total Assessment.'

If you believe your assessment is too high, you have the right to grieve it. The deadline in Yates County is Grievance Day — the fourth Tuesday in May.

Are You Getting Your STAR Discount?

Basic STAR

Available to all homeowners who use the property as their primary residence. Reduces school tax on approximately $30,000 of assessed value.

Enhanced STAR

For homeowners age 65+ who meet income limits (~$98,700 household income for 2025). Reduces school tax on approximately $70,000 of assessed value.

Must reapply annually

Other Exemptions
